Why Professional Real Estate Photography?

Homes that have been listed with professional photos tend to sell for more money and faster than homes listed using point-and-shoot or IPhone cameras. Professional vs. Point-And-Shoot

A professional photo captures more square footage of a room while also showing how they flow from one space to another. When taken in the exact same spot, point-and-shoot cameras can capture only a fraction of a room compared to what a professional photographer can with special cameras and lenses.

Twilight Photos

A twilight photo is a photo taken of the exterior of the property, at dusk. They are used to showcase property lighting, landscape, and architectural details. Special features including pool lighting, fire pits, and outdoor spaces can greatly benefit from a twilight shoot. Evening photos are a great way to provide a unique way of viewing a property. Twilight shots grab potential buyers' attention on real estate listing websites and marketing brochures, generating more exposure for your listing. This is especially true in places where daytime shots are the norm. They create an increased sense of ambience that daytime photos don't usually produce.

Ready to make a great first impression?

Follow these tips to prepare your home for the best real estate photos possible.

General-Tips for all areas of the home

Thoroughly clean whole house (vacuum carpet, mop hard floors, clean countertops)
Turn all ceiling fans OFF
Turn all TVs and computer screens OFF
Open blinds/window treatments to let in natural light
Remove personal photographs (or replace with general landscape/object photographs)
Remove small floor rugs to reveal actual flooring
Place all shoes/jackets in closets

Exterior-Making a first Impression

Close garage doors
Remove cars from driveway and front of home
Clean up landscaping (mow, trim shrubs, clear leaves)
Use broom to remove cobwebs from eaves and door frames
Remove visible water hoses
Remove toys, sports balls, basketball goals, soccer goals, etc.
Remove trash cans

Kitchen-The heart of the home

Clear countertops completely. No knife blocks, baking supplies, mail, etc.
Leave out max of one small appliance (ex. coffee maker)
Clear outside of refrigerator of magnets, papers, photos, etc.
Hide garbage cans in pantry or closet
Remove dishes from sink, place in dishwasher

Bedrooms-Rest, Relax, and Refresh

Make beds, including decorative pillows/shams if available
Clear nightstands of all personal items
Store away phone/tablet charging cables
Remove all clutter from top of dressers
Remove family photos from walls
Remove personalized names from walls
Remove wall stickers/posters
Clean under bed, removing items that may show in the photos

Family Rooms-Where life is lived

Remove stacks of magazines, papers, mail, etc.
De-clutter fireplace mantel/hearth
Clean interior of fireplace and re-paint if needed
Fluff and arrange furniture pillows
Remove kid's toys

Bathrooms-A spa retreat

Clear countertops completely. No soap, toothbrushes, medications, deodorant, personal items, etc.
Put toilet seats down
Close closet doors
Remove shampoo, soap, loofahs, etc. from showers and tubs
Remove dirty towels - leave out only new, unused towels
Remove floor mats

Twilight Photos $50

*Price includes travel within a 10 mile radius of Batesville, Arkansas. A travel fee will be added if outside the travel radius. Extra images are $5 per photo. Extra twilight photos are $25 per photo. There is a 1-2 business day turn-around with all residential real estate photo shoots. All photos are high-resolution and digitally enhanced, so they are crisp and clear and ready to be uploaded to a listing website.

All photos and rights relating to them, including copyright and ownership rights in the media in which the photos are stored, remain the sole and exclusive property of Harmony Brookshire Photography. I retain the copyright on every image I shoot.
